The County Government of Kajiado has issued a public warning against illegal land sub-divisions and unauthorized sale of plots within the county.
The notice was issued by the Department of Lands, Physical Planning, Housing, Urban Development and Municipalities, which said it is the only lawful authority mandated to approve land sub-divisions in Kajiado County.
According to the county government, the directive is based on the Constitution of Kenya 2010 and the Physical and Land Use Planning Act of 2019, which require all land sub-divisions to receive official county approval.
County officials said they have noted with concern that some individuals and land-selling companies are sub-dividing land, advertising plots and selling them without approval from the county government.
The county warned that any sub-division carried out without proper approval is illegal, null and void, and does not give buyers any lawful ownership rights over the land.

Following the notice, all land marketing and selling companies operating in Kajiado County have been directed to immediately stop sub-dividing land without county approval.
They have also been ordered to stop advertising, marketing, or selling plots that originate from unapproved land subdivisions.
The county cautioned that failure to comply with the notice will result in immediate enforcement action, including legal proceedings and other penalties provided for under the law.
Members of the public have been advised to verify county approval before purchasing any sub-divided land within Kajiado County to avoid falling victim to land fraud.
The county government said the move is meant to protect residents and ensure orderly planning and development across the county.
